      We have several lease pastures and each agreement is a little different. Depends on the owner. Yours seems pretty simple to me. You run your cattle with his at no cost. You tend to his cattle in exchange. He provides his own feed, meds and hay. I would make sure your cattle are marked well. Brand if all possible because if tags start falling out, who's cows are who's.
      When you sale calves, I would try to pay him back in as short of time as possible. That way if your relationship goes south and he kicks you off, you can sale your cattle for a pure profit rather than having to payoff a loan. Also if they are paid for and you see prices are going to fall you can sale high. This is just my opinion, I hate notes.

        I honestly believe you would be better off to find your own lease pasture. Let him front you the money for the cattle, and pay him back a set percentage of sales at weaning until the cattle are paid off. That would give you a leg to stand on if things went south. It would also allow you to hold back heifers for replacement, and allow for breaking even due to tax purposes.

            We lease two of our pastures out which total 395 acres for $21/acre in Waller County.

              Cant you find a bank that is willing to loan you money for this? There is a guy that works with me that went to the bank and took out a loan to get his herd started and now he pays them at the time of weaning typically. Not sure all the logistics and details but that's what he does.
