    My wife spent her college years in Oklahoma. Her big stipulation is that I have to build a storm shelter.

            A few things I have found out Mobile homes as stated loose value fast. On a mobile home financing options are different than a home or modular. You can keep your mobile home and land financed separate. When you finance modular or a home with land they finance it all together. When you go modular they can take any mobile home and turn it modular for i think it was in the range of $15K to $20K (Palm Harbor price). Then when you do modular it turns to a permanent building and financing and insurance changes back to the same as a home. If you have time and money to aim for a deal my parents bought a home kit. They went to Sutherland's where they have a whole kit less the slab and septic. Home Depot will do the same you just take plans to them and they will price the whole thing. They bought it at Good Friday Sale and they were having a sale also. I think 30X50 for $26k for the house package. This package is like doing a barndominium. One of the biggest cost up front is the concrete. Pier and beam is a lot cheaper. I think theirs cost $13K finished. Dad used a general contractor to make the bank happy for the loan and did about 90% of the work his self. Took him 6 to 7 months. Maybe some of the info will help. In the end time and money is what will determine all.

              Id like to get several for rentals. They make em a lot better than they used too. Look for one with 2x4 walls and 1/2" drywall so you can do repairs yourself a lot easier. You can get a nice single wide and set it up and rent it and be paid out in 5 years. Rent em 20-30 years and sell em all. I like homes at foreclosure and short sale prices but if it's to retail price I would rather have mobiles for rentals.
