    Power Line Easements

    I'm looking for standards on a good offer from the power company, and a way to negotiate for a better price.

    My father has 5 acres on State Hwy 121, and the power company is planning on using 1 acre total for an easement and they ARE going to place 1 (110 ft) pole on the property. This will destroy the value of the property, currently valued around 30,000-50,000 per acre.

    Please Help!

          Essentially your property is only worth what the power Co. is willing to pay, and that isn't likely to be in your stated price range.

            I'm looking for advice on how to determine what a good offer should look like. I know there are attorneys that can help. Not looking for that right now

              How much of a foot print they will take. If it's 345kV it will be a very wide path that will bring the value down to almost nothing at all. To me, the only thing a powerline right of way is good for is hunting off to the side of it.

                  It is a 40 ft wide strip by 931.64 ft long, running down the side of the hwy. We are thinking about a storage unit!

                      I just called the guy that could give me an idea of what a fair price would be but he is out of the office today. I'll try calling a couple other guys and maybe one of the managers will pop in my office and I'll ask them. BTW, I work for the local utility company.

                          Give them an alternative, sell them the land at fair market value and pay them an easement for you to use it.

                            Either take what they'll give you, or they'll just hop the fence and go to the neighbors, or they'll skip both of ya to the next neighbor.

                            I don't know what the big deal is with folks being concerned about power line ROW's. Is this open terrain, or will they be clearing a wooded area?

                            FIFY, a lot of times, as a land owner, you can usually get some perks out of the deal by asking them to clear some things out for you while they are there, or clean something up, or make a new road for you. Sometimes those things can make up the difference if the cash offer price is a little lower than what you'd like.

                              121 is a big growth area right now and I assume the OP is concerned that a power line in the wrong place on the land will destroy its marketability to potential commercial buyers.
