    Need advice - leasing property to hunt

    I think I've talked my neighbor into leasing her property to me for hunting. It is only 80 acres and it has never been leased before.

    Is there anything we need to do for TPWD regulations regarding the lease? It will not be managed or anything.

      I lease property for cattle and a little hunting. The land owner drew up a contract, I signed it and done..... We change the date every year and resign and go on.....

          Incorrect. Legally you have to have a leasers license. Trust me I got a ticket for it this year.

            According to TPWD, you are supposed to have a lease license. You can go on their website and find all the details out. The cost varies depending on how much land is leased. The "Good Ol Boy" deal doesn't work with the game warden.

              They are correct about the lease license. A contract is a good start regarding the use of the land itself. As far as the hunting goes, who says that you aren't just good friends and they are letting you hunt their land for free. It is your neighbor after all.

                Lease license...I thought this was something the land owner needed to buy? Am I missing something here...

                  Well, we aren't good friends and I'd like to protect myself and my interests. They kicked the last lessor off for inviting others to hunt and they only had a grazing lease.

                    Well, we aren't good friends and I'd like to protect myself and my interests. They kicked the last lessor off for inviting others to hunt and they only had a grazing lease.

                          Yes the land owner is supposed to buy it. We decided to pay for it ourselves so the land owner didn't get bothered with it.

                            Exactly. The previous lessor was supposed to graze it only but invited lots of people out to hunt it, some of whom invited others. Also, the previous lessor pulled the cows a few years ago and the landowner is in danger of losing her ag exemption. I advised her since she didn't want to spend a lot of money on fences and the existing fences were overgrown with brush, that she should convert the property to wildlife exemption. The property is perfect for it.

                            I only put the bug in her ear that I was interested in leasing it for hunting, if they wanted to lease it.
