    1 spot open- Lake Brownwood

    We have 1 spot open for an annual lease near Lake Brownwood. If you do a "Lake Brownwood" search you will see the original thread about this lease & you can read what previous hunters on this lease say about it as well as see some of the pictures they posted. One of the few rules the landowners have is you can't live closer than 100 miles from the lease. Please read the original thread before PM'ing me with all sorts of questions. We had a bad apple in the group who is no longer a part of the lease so we're going to be extra careful to make sure we find a good fit.

    It sounded like a great lease and shouldn't have any problem feeling it. With that being said, I feel that is kind of a strange rule. I sure he has his reason, but just sounds strange to me. Good Luck & Hope you have a great season

      That 100mi rule is very odd...

        The way I look at that rule is.The odds of not coming out to hunt r better,no hunting during the week,maybe he is letting someone else hunt it.like to know what the reason of this 100 mile rule is.

          This.A rule like that has scam(day hunting while leasers aren't there)written all over it.

            The 100 mile rule is odd but I wouldn't get too twisted up over it, sounds to me more likely he just wants a little piece and quiet.

            I looked at a place that wanted to know in advance when we'd be out there, lease tour was over at that point.

                So you could find a great trusting guy to get on the lease and if he lives within 100 miles he's out? Does he ask his hunters to call him before coming to their lease.

                  Interesting... last fall I mainly ONLY hunted during the week because of my class schedule and our sons baseball schedule... that would suck to be told no

                    I think its a wonkey rule but Im thinking it is so guys dont load up their buddies on a friday night during off season and treat it like their local hangout. Sounds like he wants hunters and not squatters, I can understand that logic.

                      Someone say they want on who works the weekend shift. Say they can only hunt weekdays and plan to hunt every week. See if they let them get on the lease LOL

                          If y'all checked out the other thread it discussed all the points above. Sounded to me like the land owner doesn't want you living on the property but has no restrictions on when you come and when you go. Good luck finding the right fit for your lease it sounds like a fair deal to me.

                            100 mile rule makes perfect sense. He doesn't want squatters or someone living there. Good example is our neighbors. Someone is there 24/7, 365. Place never gets a rest and ranch hands have a hard time doing there job working around the lesses. For the lesse, it's great deal. Drag your camper out there and live there for $2500/year or whatever it is. People will take advantage is the point. Carry on, good luck filling your spot, it shouldn't take long, sounds like a good place with good deer.

                              I hunt the other side of this ranch and the owners are far from crooked. I hunted a bunch and never had an issue and never let them know that I was coming.
