    How long is long enough to wait

    Sometimes I try to be fair to a fault. Whenever I have a lease spot opening I try to make sure that I go down the list in order of who contacted me to be fair. I have even showed it to several different ones and let them know where they are on the list so that if it comes to them they can give me an answer right away. Sometimes I have even put #2 on the list off for a few weeks while I wait on someone to make a decision. I have that problem right now. I have a lease opening on one of my leases (no firecuss, I'm not talking about ours ) and I had a guy some look at it about four Saturdays ago. I told him that when he came that one of my lease guys might have someone but I let him know less than a week after he looked at it that the spot is open. Here's where the "fair to a fault" part comes in. I have sent him at least three emails and one PM (he is a member of the forum, doesn't post much but has been on in the last few days) wanting to know if he wanted the spot. The money isn't due until the end of June but I would like to get this behind me so that a new member will have the spring to get stuff done. Is it time to post the opening?

    Yep. Open it back up. If he claims it before someone else, good for him. If not, too bad. You did all you could.

        I would say that a week after the initial notice would be enough, and two weeks at most. If I have seen the property, I would be able to make a quality decision within a day or two.

              Yes open it up. I held a spot on ours for a guy that dropped out as the season opened. I ended up paying his spot.

                    If you've made every effort (PM, email & phone) to reach him I'd go ahead and open her back up. You snooze ya loose!

                      One week at most. People that have never had to manage a lease don't understand how big of a pain it is. Especially when you wait on members to pay and have to pull $$$ from your own pocket at the end of the year. You give 4 people a week and you may be waiting a month. Not! Most know within a couple of days if they are interested.

                        This is what I try to tell anyone that looks- if it isn't what you are looking for then just say that....I have never had a problem filling a spot. One man's "trash" is another man's "treasure". I have never killed anyone for saying "not interested" but I have felt like killing a few that have left me hanging.

                          Well, lo and behold, the email I sent this morning got a response. He is passing right now waiting on possibly something closer to home so I am headed to the classifieds to post a lease opening.

                            I look at this similar to selling something like a vehicle. If he looked at it and hasn't contacted you in several days than I would open it up for other interested parties. It's not like you are selling it out from under him. He could have accepted it the day he looked at it. As stated above, after looking at the place, most people would know if they want it or not within a couple days.

                            It's great you have tried to contact him. However, you already showed the place to him. I would think it's his responsibility to contact you if he wants it.
