I live inbetween Greenville ave and White Rock Lake and love it but you pay a lot for houses there. M Streets, Lakewood, Lake Highlands are all cool places to consider.

Richardson is a better deal but I love being close to the lake, good music and downtown.

Dallas is not as cool as Fort Worth but honestly, it's just Fort Worth on steroids. There is no city in Texas I'd rather live in.

The red headed stepchild to the west may have improved the downtown area but, NO. LOL.

Another vote for Lake Highlands. I was born and raised there. It's a nice area that's close to downtown.

All great suggestions. Use zillow.com to help you navigate properties, values, taxes, school systems, etc.

I grew up in Lake Highlands, folks still live there. I would recommend as well if you have or will have kids. Thye should have a new town center shopping area around Skillman/ Walnut Hill before too long. Avoid DISD like the plague, unless you don't plan on having kids. No kids, Lower Greenville/ M Streets are nice and close to a lot of eating/ entertainment options.

NOTHING north of 635 unless you are bald or like pulling your hair out in traffic.

Lake Highlands or UP gets my vote.

If you are renting, there is a good bit available in HP/UP with decent pricing.

Midlothian, a bit of a drive but it feels more country...

Check your work location and the DART/TRE routes. If it can get you there, TRE to DART, no window time- and live in the Fort Worth area. And please- If I die in Dallas, drag me back to cowtown.

my current commute is 14 minutes and about 10 miles. I dont want an hour.

What is the traffic pattern like? I usually like to get into the office around 9, that might make a difference in where I can live.

Anywhere but the city of Dallas, and your commute here will take you 14 minutes to get out of your driveway.
