    Put it in on a few pad sites in front of just about any Wally World and re sell to Chilis, Mickey d's and such. Get them to take you hunting.

      Gotta watch for anthrax in some areas mentioned here. I think your best bet would be to sign on with a realtor that KNOWS hunting land. One that is good at sniffing out the right property. One who works for a site sponsor. They are super hard to find though...

          By the looks of that Stolle camp I would look in that area of sutton county. But I'm just going on pics of that little slice of heaven.

                My old boss just sold his place to my new boss 200 ac ...2 wells..one wellto keep stock tank full 5 total watering stations....3 food plots 1 ac plus with rocks picked up....all deer blinds...tractor and 6 implements.....shop and all tools....walkin cooler and full meat processing setup.....house with new central ac....car port......no cattle on place for 10 yrs....protein fed for past 10 yrs along with alafala and corn.....good road in place and paved county road in front of place......was at one and half million but was dropped to $970,000.00.....And you get me to work it like I have been doing for past 8 yrs....7 miles west of Rio Medina and 5 miles south of Medina Lake.....Andy

                  I hunted on a place on Klein Branch for 21 years. It is for sale but not called the BarNuthin. Have some great memories from that place.

                    Personally, I would invest it in an annuity and take the profit each year and go on an annual dream hunt. Assuming no profits are made and you spend $20k per year (and that's pretty high), it would take 50 years to spend it all, plus you can hunt multiple species from anywhere in the world. That way you don't have to work on the land, fill feeders, fight poachers, etc., etc., etc.

                    That's what I would do. Oh yes, one more thing...please take me with you just once for this great idea.

                      Heck....buy a home on the outskirts of Boerne, Junction, Kerrville etc.......with a swimming pool and stick a feeder out in the back yard. No sense in working too hard at this

                        My parents are in this quandary. They are really contemplating buying in Oklahoma. Land that they can still run cattle on, and have excellent WT. Doesnt do much for the exotics part of it. They are also considering the Sonora area.

                          real estate has historically been an inflationary hedge and has outpaced the inflation rate. this was true in the 80's.

                          if you believed that 15% inflation was right around the corner then the last thing you should do is spend cash to retire fixed rate debt. do you remember what interest rates did in the 80s? why in the world if you believed in 15% inflation would you pay off debt fixed at today's rates?

                          if you see 15% inflation, then you wouldn't pay off your house in town, instead you'd use whatever cash you had now and leverage yourself to the freaking gills and buy as much real estate as possible.
