          Distance from major cities is a factor.

          Also, rocksprings, barksdale, Carta Valley....all are in the anthrax zone. having an outbreak come thru and kill all your wildlife isn't a plus.

          one other thing is there are alot of small ranch subdivisions out that way, they'd take a 2k acre ranch and bust it up into 75-150 acre tracts, after 2 years there wasn't any game left.

          Rocksprings is becoming heavier with illegal traffic than it used to be as well.

                    My dad has a place in Brackettville, and many thing posted on here are correct yet not the rule. Anthrax can be an issue and more of one if you run livestock. Our place never has really been affected but the neighbors were. Outs hasn't had livestock in 20 years or so.

                    We have about 15 wells and live water in two spots.

                    Don't use Les Meyer with Tejas realty.

                    Land is going up out that way but still affordable.

                    Illegals are there but not common. I've seen two groups in 9 years and we've never been broken into but our houses are high fenced.

                    Our trophy bucks have gone from 140 ish to 165-170's in 8 years.

                    We have axis and pigs but no javelina. Tons of turkeys. Also some other exotics.

                    Our place is a long drive but much prettier and better variety than south Texas and more affordable. We may not have the monster deer as S. TX but I think we eventually will with mgmt plan and feed program. We feed a lot of protein.


                    We are 20 miles north of brackett btw. Good luck looking and ask any questions.

                    The moody ranch is for sale, but you need to be a rich man. $60,000,000 type rich. They are our neighbor.

                      He has early stages of alzimers(sp) and my mom just doesnt want him down there by himself and he is 70 so its getting to be a bit much for him to take care of.

                        Being new I personally don't have many listings. But I'm pretty good at sniffing-out what someone is looking for. There is so much for sale out there that is NOT listed or posted anywhere it's ridiculous.
