    This is kinda why I never put you in touch with that place we talked about. I was getting lots of conflicting signals and sure didn't want to pass that on to someone else. That guy is supposed to get back with me after February (they are still hunting) and let me know how many spots are open, and to tell me why he himself is probably getting off.

      I was resident manager for a few years in S Texas. Still going to confession because of it.

        Chance, JB offered me a spot on the place he leases from Grant. I can't take it this year, but is it worth what they pay, and do you know if they allow bowhunting in that pasture?

          Could it be the common denominator is YOU? Not trying to insult but think about it. Are you expecting too much for too little etc.....?? Reality sucks!

                    I don't have a lease, never had a lease and don't intend--in the near future--to have a lease...
                    BUT............it sounds to me like they're trying too hard to sell something they don't have.
                    A quality product sells itself--you don't need to convince anyone to buy it.
                    Being truthful about anything is an extension of the person also--in other words--why lie? And if they are what else are they lying about?

                        Are you kidding me? I hunted three different places this year and spent who knows how much money... I don't mind forking over whatever it takes, as long as I get equal in return...not less. Reality does suck my friend!

                          They are salesmen my friend and a bunch of them are snake-oil salesmen!!!

                          Just be honest with people and do not be afraid to say "I don't know" to a question.

                          I have advertised ranches before and talked to potential lease members about them. I have always leaned towards underselling the ranch and then letting the ranch speak for itself.

                          Hard to get yourself in a bind that way.

                            Jeff I relate it to kinda like buying a used car.
                            Never trust the salesman first off and secondly you really don't know how the car has been treated until after you buy it.

                              There isnt a deer lease in South Texas that takes members off the street that is managed properly for Trophy deer.

                              If you let more than one or two people decide which deer are going to be killed failure is imminent.
