The guy has turned into a slight nuisance as there is another road within 25 feet of this easement he can use. I may just put 4 gates on that 255 feet. Need to learn what my recourse is with the title company however? Glad to hear you got a GREAT resolution to that nonsense!!!

      I was talking with a TPWD biologist a while back and he said that the department has a program for converting improved pastures back to native grasses. They would pay for the roundup to kill off the non-native grasses and also pay for the native seed. The landowner would be responsible for the labor and tractor work. I would assume it is still available.

        Yes, it is still available. I was told I had to buy the seed but there was some counties that would lend the landowner equipment to plant. Yes, labor was definitely on the landowner.....lol. Sounded a great way to the get land back to what was there long ago when wildlife flourished in east Texas.

          That program is called PUB. Looks like he is out of the focus area. That would be my advice, plant native grasses/forbs and use fire to manage it. I have successfully restored several hundred acres and can definitely tell a difference in deer numbers/quality.

              I got a helluva education yesterday, when Elgato himself visited our farm. It was like drinking from a firehose but I hope I ingested enough to do something positive with it. Mr. Baker is a wealth of knowledge and has been doing it on his place for over 30 years. You've seen those results on here. I learned a few things quickly.

              1. I don't have enough things that deer eat. He showed me evidence of deer eating down Secondary food sources, which indicated that there isn't near enough primary food sources.

              2. I have a great slate to start with.

              3. The carrying capacity of pasture, planted in primary food sources for deer, is much greater than the carrying capacity of woods with similar primary food sources.

              4. He was envious of my water situation and for a man with a farm like his to be envious of anything that I have going on is humbling.

              5. Mr. Rusty Baker (elgato) is one of the smartest people I've had the opportunity to meet. I could sit and listen to him talk about business all day. His knowledge of deer habitat is amazing and I'm lucky that he's lent me some of that knowledge. I'm going to do the best I can with it.

              6. Elgato is going to cost me a lot of money.

              My plan is to suck in every deer within a mile of here and make my farm a place that deer don't want to leave. It's gonna take time, money and lots of sweat, but we got started about an hour after he left yesterday.

                      That is exactly what we are trying to accomplish, took all cattle off, we have planted summer and fall plots with decent success but rain in the Texas panhandle is hardly something we can count on, we have an extensive feed program going on, that is expensive, hope it all pays off, sure do love working at the ranch. I doubt we will try any prescribed burns, I think that may be a little risky in the panhandle.

                        You might try watching Jeff Sturgis (Whitetail Habitat Solutions YouTube) as well. From what it looks like, he has a steady stream of clients.

                              Like hitting the lottery to have him lend a hand/ knowledge to get you started. Not sure i have ever ran across anyone with the knowledge and passion he shows through both his places. His youtube channel is amazing.

                                ^^^^This, I watched a lot the Elgato's video's last night and they are full of great info. His rattlesnake video is worth a watch as well.
