    May I ask,

    how much do you pay for your lease?

    And what do you get for that?

    My youngest is in her final year of college, so I will finally be able to put some money aside to get on a lease. But how much should I set aside?,

    For me the ideal lease is year round acess. Has other members that are family oriented. Is more focused on hunting, campfire conversations, and less focused on growing trophy deer that would go for $15K on a guided hunt. And yet, some manner of management, where its not the if its brown its down.

    While a building on site with kitchen and bathroom would be nice, its not a must have. But would want to put a camper on site.

    Again, interested in what your set up is like and what you're having to pay for what you're getting.

      $1500. No housing but year round access. 1200 acres. Five hunters.

          Yep! Lease prices are all over the place so it's all just gona depend on what you want to spend and the type of place you can find.

          2800 10k acres with 11 hunters water septic and electricity. Few of us have campers few of us have cabins that we built ourselves.

            Depends on where you are looking really. I'm in the Panhandle and most prices for a managed lease is $2500-3500 before you add in corn and protein and time. RV hookup may be available and they drop a meter for your rv or you share cost of electricity amongst camp.

              I think your going to find that price is the least of the issues. It seems every lease I see come up on here has a mandatory " feed year round" stipulation. Just figure a few more thousand.
              I pay 1800 for 400. Been on the same place for 35 years. Don't settle for one just to have one. If rules rub you wrong pass it up, you will.be much happier with out it.

                $3400. First of all I get to hunt with my dad so there is that. 24/7 365 access RV spot with electric and sewer and I can keep my camper and truck there year round. 1 trophy buck (either WT or Mule deer) 1 cull, 1 doe and spike if I want. I can kill Javelina and shoot quail and predators. We have the occasional Aoudad thru. Its also 13k acres.

                  My advice is only join an established lease thru a friend you trust
                  Most deer leases are full of drama and tension
                  i hunt get away from all that.

                  I guess $2500 is the minimum to join a decent lease and then add expenses. Minimal facilities for that price so plan on a travel trailer, Feeders, corn, protein, 4WD something etc.

                  I spent my whole line with a deer lease somewhere and ended at a small lease with 3 good friends. My 10 years there were great

                  Read the lease rules before you join. If they are not acceptable, look for another. Guest rules and feed programs are slippery slopes.

                  BTW, the more expensive leases I have seen are worth it for a year or two if you enjoy seeing lots of game and want to kill the deer of a lifetime. But if you don’t go often enough not worth it in my opinion

                    463 is what I paid in taxes on our half of 200 we own.

                    That said over the last 5-7 years Ive been offered spots on 3 different places. 4500ac in junction that had more axis and black buck than WT. Year round to feed, no special feed rules but no hunting axis outside of regular deer season. Mostly campers but there was a house with open floor plan, walk in cooler and connex for feed storage. Not a real management program so 130s was all you saw really. 2750.00 the first time I was asked and 3k 2 years ago.

                    Two different places in webb county. Strict management and its paying off for them!!! Nice camp area would have needed my camper or another one. Year round, doves, quail, Javis pretty sure over 10k ac on one and 8k? on the other. 5500.00 plus feed/protein


                    Or you can head to Mexico and get 3x the fun for your money. Which is exactly what Id do if I came into the need to find a lease.

                      the worst thing a hunter can do IMO is to join a lease that does not fit them. If you are primarily a meat hunter and not worried about trying to grow big deer then get on a lease that operates that way - and there is nothing wrong with that/

                      On the other hand if you are hunting for trophy bucks then join a lease that has a good feed program, set rules including guest privileges, etc and where you are willing to be patient to let bucks reach their prime age and horns.

                      Where I have seen problems arise on leases is when someone joins one of the type leases above that does not match up with what they are after

                      And as stated above the cost is all dependent on many different factors so it is difficult to narrow it down

                        2000 to 2500 has been my budget for the last five years or so and it has gotten my on some, let’s say sub par leases, and for varying reasons. Some leases had good deer potential but rules not enforced and other members shot young bucks, others had great hunters but low deer numbers and/or nocturnal deer. I’ve increased my budget significantly for this next year, so we’ll see what happens.

                          For $3,850, you can access 7,200 acres, which includes an RV spot with water and electricity. A sewer system can be installed for an additional cost; please note that simply digging a hole and dumping waste is not allowed. The property features a large cook shed, a walk-in cooler, a covered cleaning station, and an extensive covered hangout area equipped with fire pits. Your membership fee covers protein, which is provided by the lease manager at established protein feeders, and the area is managed to promote the growth of mature deer. Year-round access is available for 30 members. Guest hunt on your allotment. East Texas

                            $ 750 per hunter. Fenced Campsite With our own Buildings and camper. Running Water and Electric included. I have been on it since 2008 and our group has been on 20 plus years.
                            Little over 300 Acres. 4 Hunters. Year-round access Deer, Hogs, Dove, Turkey, Squirrels and Rabbits.
                            Have small population of Quail. (Never hunted)

                              30 members sounds miserable.
