My guess is that it is a combination of the market being stalled and the after effects of the changes that happened here causing less traffic (several other similar type of forums did the same thing and lost a lot of traffic).
When we buy again I’ll use someone I have a connection with, whether it’s from tbh or elsewhere. At least in my case your sponsorship here at least puts you in the game.
I’ve been a TBH sponsor (your mortgage lender) for several years. Started that after being an active member since 2001. Overall, it’s been a fantastic investment. From 2019 – 2021 I closed loans for well over 100 of you guys. Crazy times, for sure!
Since the site shift last year, we all know usership is way down. So now I’m at a crossroad of deciding whether to continue. I’m hoping responses on this thread will justify the sponsorship.

EDIT AFTER SEVERAL REPLIES BELOW - making this decision has nothing to do with a lack of loans in general. That's a 100% product of the market-driven downturn in all mortgage volume over the last two years - no relation to TBH. I'm trying to determine how many people are still on here and reading threads compared to a few years ago.

I’m still around but don’t post near as much. I’m in the market for a new house and may end up building again for the 4th time. Been looking for a year and haven’t found anything I want.
I cut back from a full sponsor to associate a while back. For me I think it came down to saturation on the site. I do still sell to TBHers but I feel like everyone here who needs my product either has it or knows where to get it.
in your case you have a fiercely loyal base of customers here and your email blasts keep you front of mind for repeat business. Tough call.
While I always appreciate the business members that are sponsors here that isn’t why we used you so many times. It was the ringing endorsements from members and then interacting with you and your team. However, sponsors like you keep this place running and give us all a great place to be
You should make decisions based on what is economically responsible for your business. if you are paying sponsorship fees that were established at a much higher traffic/views rate then they should reduce those sponsorship rates based on the new traffic/views. Looks like raffic levels the past year or so have been 1/3 what they were for 5-6 years before that. **edit: I believe this is just traffic from search engines and not overall traffic**
Michael is a businessman and understands ups and downs of doing business so I know he wouldn’t fault anyone. IMO, the site is valuable to me and many others as well. You realize that you’re not the only one going through life and or death struggles. It all plays out here. We have opportunities to laugh, cry, pray for each other, and share our commonalities.
Bownanza is the only place you could go and have complete strangers preparing plates of food or drinks for you. People actually take the time to listen to you.
Me personally, I make a point of pointing people towards this site for the above reasons. And folks I do believe it’s gonna get hard down here. Much harder.
TBH is usually my first go to for things I need or want to do. I look for information and contacts and trust TBH more than other sites. For example, I had Chuy redo my roof recently.
I will likely be in the market for a new house/property in the next year or so and plan on coming here to research and find resources.
