    junk, my wife works in the homes building industry and they are he very low end of new homes.

        Let's just say that Ray Ellison became Rayco which was acquired by Kaufman & Broad which became KB Home...everytime things get tough for these home builders they file for bankruptcy and re-org under a different name...shotty building practices and horrible customer service IMO

          I used to be in the mortgage business and I know KB was notorious about not protecting their homeowners. They would try to sell the homes for a set price, but when quarter ends or year ends hit, they would drastically discount them which made that house you just paid $140k for appraise at $120k. I worked for DR Horton for a while too and they would give discounts, but not that drastic and they also raised the base price every quarter, so by year end if they discounted it, it was back to the price of the guy who bought early in the yr. Kind of prevents the major upside down situation.

            Actually I used to own an early built Ray Ellison home on the NE side of San Antonio. I checked it out from stem to stern before I bought it and it was very well constructed. I actually lived in it for 2 years and sold it for a huge profit. Maybe I got lucky because I know the quality went down hill after that.

              No doubt some of the homes they build are decent quality and if you have the time to be heavily involved with your home during the building phase you can get a good product out of them but the numerous lawsuits in the past speak for themselves...they rush rush rush to get these homes up and the crews they hire shortcut corners. If you're not on the building site almost daily there is no way you will be able to catch all of their mistakes in time. I just don't like their operating practices and the fact they try really hard to not make good on home warranties, etc speaks volumes as well...my parents had a Rayco home built and it along with numerous others in the neighborhood had BAD problems...and when the rest of the neighborhood building got taken over by Kaufman & Broad / KB, it just got worse and worse...again though JMO

                You'll get no argument from me.. Like I said I got lucky on a pre built home. Very lucky. My friends that worked for KB/Ray Ellison also told me that most of the contractors are how do you say it, better lifers from accross the border. When payday comes a fellow nobody knows shows up that is legal picks up the check, goes and cashes it and pays all the hands in cash. The workers in turn pay him a premium for his check cashing service.
                That is another reason that good ole Americans can't get the work at a fair rate.

                    Milburn/Horton is the same way....the come up with every excuse in the book not to warranty the work their workers (workers that do jobs that Americans won't do ) do....

                    Actually had one of their jackholes try to fill in a sheetrock joint crack in the ceiling with caulk....When I walked in and saw him, I told him to get off my chair and asked why in the heck was he spreading caulk all over my ceiling.....freaking moron if you ask me....had to peel that crap off after it dried and fixed it properly....

                        I had to get out of it after a few years back in the early 90's....couldn't make any money...we were too slow when the 'other' crews were slapping trash up left and right that would get dried in and covered up before anyone could really check it out.....punch lists were a joke and ended up being only what the home buyer noticed or would....race to the closing date is all it was about....then once that was done, good luck on getting anything fixed or corrected without a lawyer....

                        how does one go from building correctly to 'good enough'......I can't wrap my head around that one....it's either right or it's not....

                        that reminds me...I need to sell all my old framing stuff....

                          Check out the web sight kbhomes sucks
                          I did a walk through prior to wall cover up on one a coworker was buying. They cut everycorner they could in the construction. It probably looks great for 4 or 5 years then look out.

                            Yep, they don't even tape all joints anymore...they just jam the rock together and texture before anyone gets a chance to notice...then as the house settles, it will start popping seams left and right....they have ZERO integrity....it's all about the money...and that is it...no such thing as quality with many of these homebuilders anymore...

                              Typical track homes. We work for the majority of the home builders in Houston. I see the shortcuts and poor quality workmanship before most homebuyers do.
                              There are some, that seem to me, to be a little better. Taylor-Morrison and Perry homes to name a couple.
