      Very well said...in a similar situation our land owners cows tear up the road more than a truck does in the rain. And with the ground at our place you leave a rut and wake up the next morning and it is gone.

        As long as the rule is spelled out very clearly BEFORE the exchange of any cash, I would have no problem with it.

              It cost me $6000 to get my roads back in top shape after my Turkey hunters left last April. It rained every day they were there and they insisted on leaving the camp in individual trucks every hunt. Let's see- 5 trucks, in and out,twice a day for 5 days. I told them they could come back next year, if they would leave me a $5000 road deposit. A little respect for the landowner sure goes along way towards future considerations.

                I understand everyones point. The only thing is if the land owner would allow 4 wheelers or golf cart or some other kind of transportation. I was on a lease like 12 years ago and it rained every weekend i was there at some point or time and i went 8 weekends. Just seems like a lot of wasted money if i had spent over $4000 dollars on lease, corn, protein, etc and not be able to hunt.

                  no problems, as stated earlier, everything needs to be discussed up front before money is exchanged. Like someone said earlier, common sense should prevail but some folks seem to be running a little shy on that. Be blessed

                    Wow, if we were not allowed to drive on a road on our lease after a rain we would never hunt. Our lease is all bottome land and almost all trails hold water all winter. We use 4 wheelers only and we often travel in water close to the seat in certain areas. We fix the roads once a year. We have some pretty bad ruts but no one tries to tear them up, its just nature of the beast where we hunt and the timber company knows it and has no problem with it.

                        The only rule that we have is go threw the mud hole not around it.

                          It's a pain to free a stuck 4wd truck, trust me. I've paid road maintenance fees on several leases. Go for it. LOL

                            Heck, we just shove her in low/low and hammer down. Then spend a couple hours in the tractor when it dries out.

                              Yes I've walked in a few times because I didn't want to rut it up too bad. Most of the time it's to get my money out of the 4 wheel drive though!
