The Mertz family leases out the land for hunting. They run cattle on it also.

If you look at this map posted by texascanesfan, our pasture is the one on the Mertz09 that has the squares 11, 12, 19, 20, 21, and 22. You can see the perimeter fence where it cuts some of those off.

The family leases the property for the main income of ranching. There are tons of requirments from the university and the Mertz family are required to lease to hunters. The fee is split 60% to the university and 40% to Mertz.

They must have changed the terms on some of the leases since there are other landowners that get to keep 100% of the proceeds. Maybe you should talk to the folks in Midland about it. Most of the time when you enter into a grazing lease on U.L. you have the option to pay an additional "enjoyment fee" which allows you to lease it to hunters. You DON'T split anything with U.L., you keep the lease money for yourself as long as you've paid the per acre "enjoyment fee" which is set by University Lands. In the past University Lands has asked the tenants what they charge for hunting, but as you can imagine there has been pretty good resistance in anyone saying anything. As long as U.L. gets their fee, then it's none of their business how much the tenant makes off of hutners.
