Pat Handley and I , Mike Brown, have an opportunity to acquire a Deer lease 18 miles north of Leaky Tx on HWY 83. The window is short and we need to fill it before it’s too late. Here is some info.
3000 acres. 7 people. $5000.00 a person. Year round. 1 trophy WT, 1 doe WT. Cull WT bucks, 1 axis doe.
Trophy WT buck is a 5 1/2 yr 8 pt or better. Cull WT bucks is a 2 1/2 yr old or older spike, no brows, rack too small for its age 2x3 etc or otherwise jacked up.
Immediate family allowed. Wife, kids, grandkids as long as paying hunter is there. They kill off of your quota.
There is a nice sized house that is in good condition. Nice enough you would not mind bringing your family to. Bath and 1/2. One large room with bunks and TV and couch. One separate room with two bunk beds. A separate living room with couch and TV. Kitchen with fridge and small freezer. Big porch off back. Fire pit. Cleaning rack and walk in cooler. A barn to park your 4 wheeler in. There is a round stock tank close to house that is clean enough to swim in. Ranch pays the electric.
2200 acres on east side of 83. 400 acres is used to contain about 250 goats during deer season. The goats are rotated in the other pastures in the off season to keep the cedar knocked back. It is not over grazed by the goats as the rancher also has cattle that need the grass. It has good enough main roads to travel by pickup.
This pasture is pretty open with oak motts scattered through it. It has a couple of canyons running through it that are brushier and a water seep in one of them. There are 9 or so gun blinds with pens and protein and corn feeders. Some of the gun set ups are close enough to trees that a ground bow blind, tripod or lock on could be set up for bow hunting. Rancher provides and fills protein feeders. There are WT, black buck and axis in this pasture.
Directly across the highway is 800 acres. It is brushier. It also has a few gun stands with feeder pens and corn and protein feeders. This pasture has two ponds. It has WT, black buck, fallow, oryx, red stag in it. Exotics can be killed for additional cost. The ranch runs a few hunts for exotics during the off season in all the pastures but not during hunting season.
All pastures have windmills feeding water throughs.
There are some hogs. The rancher keeps his high fence tight so how many come and go I don’t know. He says that spring turkey hunting is good. Dove and varmit hunting is allowed. He says a 130” buck is about all you can expect. This ranch has only been hunted one season in the last 7. We rode through the ranch and saw exotics and WT. The WT were more skittish. I can’t honestly say how many deer are on the place as we have not hunted it. The owners teenage grandson takes a cull during Christmas other than than the family does not hunt.
You can take over an existing set up or set up your own. We plan to allow up to 3 feeders per person and 1 or 2 community stands. The owners use it as a weekend and holiday place. Their house is 100 yards or so from the camp house. The rancher is somehow related and lives on the property about 250 yds from the camp house. I’ve known him from another property for the last year and he is super nice and easy to deal with.
We need some good hunters who can keep the house and property clean. Drinking is OK. Drunk is not. As dramaless as possible. Common sense goes a long way.
