    The Campbell Group

    Just leased 1500 acres in East Texas from Campbell and they sent the contract to me via e-mail. The contract says we are to pay $5 per acre this year and in 2010 we will have to pay $5.50 and in 2011 $6.00 per acre. It's seems like they want us to know up front they are going to take advantage of our upgrading the public land to private lease.
    We have the expenses of gates, cleaning up trash (dumped on the side of the road) and fixing up the roads that have wash outs. Not to mention a declining economy. Should I contact them and debate this issue or will it do me no good? We can't even build the first gate or put up stands until after August. Not to mention they won't tell me when they will send us a map of the boundaries so we can locate our borders. (new members will want a map well before hunting season)
    I feel we are doing them a favor by leasing this area because it still has " dog running " (illegally of course) and we are willing to accept the up hill battle.
    Any tips or comments may be helpful when I call so fire away.

    Where is this located. I lease from Campbell and maybe can help out. I will tell you that you aren't going to get a lot of sympathy from Campbell. First, you need to understand that you aren't paying for upgrading from public land to private lease unless that land was in the old Type II program. It has always been private property that was previousl owned by Temple. They are letting you know what to expect to have to pay for the next three years. You are coming off pretty cheap compared to what I am paying with them. What has me a little irritated is that all were notified that any cables have to be replaced with gates by October, at our expense. If they aren't going to pay for them then I hope they understand that if I ever turn this lease back the gates get jerked out of the ground and go with me. Temple used to be pretty good about maintaining the roads, but Campbell seems to have a different management mentality than Temple had. I don't understand why you say you can't do anything until August. You have to pay the lease by July 1 and you should be able to do anything after that. As far as boundaries, look for the blue paint marks on the trees. That basic map that you get with the contract gives you an idea of the layout then just follow the paint markers.             Is Campbell Group the actual owner or are they a management group.


            My FIL works for Hancock and they do the same thing. They are just a managing group for a bunch of investors. He says it's a lot different than it used to be when he worked for IP Forestry in NAC.


            Never knew timber lands were public....or so the last 20 years. They used to be public years ago back before law suits and liability was being discussed.

              I'm on a lease, hwy 255 between Rayburn and Toledo, owned by Campbell and they went way up on the lease. I believe up to 7 ac. Go to their website and you will see they have went up to 7 ac for all properties they didn't lease lase year or new properties. that should tell you that in the next couple of years they will be at least that.

                  Sorry so late, but it is the Top Gun Hunting club. It is the first year under that name. It is the south portion of the Big Cheif hunting club, south of 255.
