    Building a like that you don’t need a vacation from…

    As many of you know we purchased a lot a block off the bay just a couple days after Harvey hit. At first we set it up for RV and enjoyed the place a couple weekends a month. Last year we decided to bite the bullet and build a 2/2 barndo for retirement in a year. Slowly we have been fixing everything the builder messed up on (code violations and crappy work all around) as well as adding our touches.

    The first thing I did (we have done all the work ourselves except code violations and rebuilding the screened porch) was fence it in. My bride wanted the 2x6 rails to be mortised into the 4x4’s which toon a week to do by hand with a chisel. Next we did the flagstone walkways. That took a good 4 months of one weekend a month. This morning I wrapped up the outside shower and took it for a test drive. I honestly don’t know that I will want to take another shower inside again.

    Next I’m going to rebuild the balcony railing and run stainless steel cables through it instead of the garbage the builder used that’s already rusting! As soon as that’s done I will fabricate a Murphy bed with fold out desk in the guest room so my bride has a place to setup her sewing stuff. After that I will build a deck on the back of the house stretching the full length and to the fence (approximately 8’x45’). When those honey does are knocked out I’ll decide how I want the outside kitchen and do it. I’m thinking about using the same stone that’s around the fireplace but I’m not 100% sure.

    When everything is said and done maybe I’ll have a chance to take the boat out and sit on my backside? The goal is to have everything wrapped up before I retire January of ‘26.

          Sorry our visit was short today, work always manages to get in the way.

          Seeing this process over time has been beyond impressive! We admire the progress yall have made on this beautiful home. Can’t wait for yall to be neighbors.

              Great looking place! Following along. I always enjoy your threads like these. Your skills are top notch!

              I spent a lot of time fishing & duck hunting seadrift/POC. We hope to get back to spending time there at some point in our lives.

                  Thank y’all! It has definitely been a labor of love. There’s still plenty on the honey do list and we are tackling it one at a time with more projects added weekly it feels like. I have roughly a year and a half to get it all knocked out so we can start relaxing. The darn hurricane cost us a couple three good days of work and added a couple projects to the list but that’s life.

                      We owned the property and so far we are all in a little over 300k and that just for a 2/2 1,050 sqft! The builder charged 244k and we have invested another 60k roughly to repair/replace/bring up to Code what he screwed up. If we had it to do over again we would have fired him before the slab was poured! There wasn’t any one area/phase of the build he got 100% correct the first time.

                      The builder was Exteriors of Texas LLC and the absolute only reason we didn’t sue him is because I know he would file bankruptcy.

                        its unfortunate how many bad contractors are out doing jobs. Glad to see you are moving beyond that phase and seem to be at the finish line as far as making it your retirement home.
