Land Intrest Rates?

What are some of the interest rates yall are seeing on land purchases? I have been trying to nail a good lender down but i am getting everything from

5-6% on a 20 yr note and 5 year fixed
10-11% on a 20 year fixed from Ag land

to

6-8% 20 year fixed 20% down from texas land bank

Are these good rates or have yall seen lower?

It is for a home loan but he has been VERY helpful so I am sure he could steer you in the right direction with a land loan.
