    Lake Weatherford, Texas - Lake Lots

    Does anyone have any experience with lots on Lake Weatherford, Texas?

    My wife and I are interested in purchasing a place on Lake Weatherford, Texas. The issue I have is that the land is owned by the City of Weatherford therefore you cannot own the land. The lease agreement with all the people who currently have access to the lots around Lake Weatherford expires in 2024.

    My concern is to fold, If I cannot own the land and only buying the improvements on the existing lot then the small lots with a storage building or a 15 X 12 building are asking $70,000.00 or more. These lots are 40 feet wide by 125 ft deep.

    Even if I could get around that in my mind, and tear down the existing building and do my own improvements I would still be in a pickle come 2024. I can only assume that the City of Weatherford will setup a new 20 year contact or so, but not sure if I want to take that chance. The reason I like Lake Weatherford is the fishing is ok, the kids can go out on the lake and I can see them in any direction and it’s only 35 miles from my home. I can be at the lake lot in 45 min and enjoy with family and friends. If I go to any other lake it’s over an hour drive in any direction.

    Any input or thoughts would be appreciated!

    From North Richland Hills, Lake Bridgeport is probably about the same distance as Lake Weatherford & may give you more options. I don't know about the availability of Lake lots though.

      I agree, been looking at Lake Bridgeport but the lot's / homes are very espensive. I am just saving my money until the right one comes availible. Just not sure about the lake weatherford lot, I can buy it now! Just hate to put all that money in and have nothing in 2024

        Lot of lots on the north end, but they are pretty exspensive-

        You could just buy my house Water view only 1/4 mile from the boat ramp

          since you would be paying $70k to lease the land till 2024, then i'd look at this as a $4,700 a year lease. each year that passes and the city doesn't extend the lease agreement, the transfer value of that lease would lose value. say that 10 years from now you want to sell your "lease" and the city hasn't extended the agreement past 2024. I doubt someone would be willing to give you $70k at that point when they are unsure whether or not they could use the lot in five years.

          i'd walk away from this deal.

            I can find out more info for you. I am a realtor in Weatherford. I can tell you that the city ran water and sewer lines all the way around the lake, in order for them to make money off the "lease holder". They make so much money that there is no way that they will not renew the lease. Add to the fact that some of the original leases were for 99 years, there would be so many lawsuits when the lease ran out, it would be silly for the city to do that.               BRIDGEPORT shouldnt be NEARLY as expensive as weatherford!! Thats crazy if it is cause lake weatherford is HIGH DOLLAR! At least at bridgeport YOU CAN OWN THE LOT TOO!!!

                The problem with Lake Weatherford, is the lake Levels. It is the primary water source for Weatherford. And I've seen docks 30 yards or more out of the water.In the past few years, if I'm not mistaken they have had to "buy" water from Lake Granbury. You might check into that lake or even the Brazos River. IMHO. Somebody stop me if I'm wrong!!!!!

                  Tack on an extra 30 mins drive time and you can have a place on Murray and dive.
                  Bill would apperciate the help with classes and a place to stay.

                    The lake is several feet low right now and the city is running 3 pumps and buying water from Benbrook. The 3 pumps are just keeping the lake at it's current level. Without some rain soon, they'll be turning on a 4th pump. The lake is silted in pretty bad and there has been talk of dredging it but nothing in the works on that right now. A few years ago the lake was stocked with walleye - not sure if there are any still in there or not. Several years ago the city made some cabin owners on the north end of the lake move out. The cabins were dozed and a park built there but I think it would be a safe bet that the existing leases will be renewed.

                    Up until a few weeks ago, PK Lake was the same way. The majority of the homes up there were built on land leased from BRA. The divestiture that took place this year sold all those leases to a private investor.

                      Same thing happened with Lake Worth a few years ago. We bought our lot when the city offered the current lease holders the first offer, for a very resonable price. The city did not want to hassle with the lease program. So it offered all the current residents the first offer to buy.

                        I appreciate everyone’s advise and will continue to check back to this thread, I want to make the right decision for my family.

                        Lake Murray - I used to work with Cuda Dive Shop as one of the dive masters for their class's but let my DM cert expire about 2 years ago. I still have all my other certs and my master diver is still good.

                        I guess I need to go diving, leaving for Cozumel in 5 weeks!!

                              I think when he sold he left completely, just a few fun dives here and there. Bill Baker and Mike Stotts are still pretty hard at it from what I understand. Debbie works for a realtor in Keller. I really don't dive much and haven't renewed my instructor cert since 2005. I'm getting the itch though.
                              Jamie is doing well, staying home with the little boy.
