    Slab leak detection, near Plano

    I have a slab leak. Just a small spot, in the master bedroom, nowhere close to existing plumbing. I assume it is a leak that is following a crack, to where the wet spot is.

    I tested, and I found that the system leaks about one quart per hour, but no idea where the leak is. No noticeable damp spots around the perimeter of the house.

    Nearly all the plumbing fixture are located along an exterior wall. The only exception is the guest bathroom, which is in the middle of the house.

    Any recommendations for a slab leak detection company, in my area?

    Is it hot or cold? Try a laser thermometer. If that doesn't work, switch you hot water supply line to the cold side and try the laser thermometer again.

    Hot water leaks are easy to find.

    You can also use one of those heat detection camera deals (may work better), but I have never had one of those to use.

    We have had a couple in slab pipes hit by grade pins over the years. Usually a simple fix after you get the concrete out of the way.

          I’m pretty sure we have a hot water line leaking in slab. Have a warm spot in the floor in one of the bathrooms. No water showing up anywhere. Did a 1 hour meter meter check yesterday, 1.5 gallons in an hour. Luckily it’s close to an outside wall.

            With the escalation of home values, deductibles are high. Probably easier to pay out of pocket, and save yourself another reason for your rates to go up.

              Na, get your own estimate/diagnosis first. Then call insurance. Then the dance begins If you are worried about your rates going up then you shouldn't have insurance to begin with

                I dealt with 2 separate slab leaks in Carrollton. First one flooded my entire downstairs as we were out of town and didn’t realize it. Second one we noticed a wet spot outside and got ahead of it.

                First leak we went through insurance and used American Leak Detection. They did a decent job but we’re much more expensive. Ended up making a huge mess as they missed the leak by about 5 feet.

                Second leak we used Chad with Plumbing Dynamics. He did a good job and I would recommend him. Much more reasonable and did a good job locating the leak.

                      I had a hot water line leaking under the slab a while back. I could feel a hot spot through the carpet with bare feet. Called a plumber and got quotes. Called insurance to make a claim. They paid me $950 after my deductible and was told to fix it however I chose to. My SIL and myself did a reroute through the attic to the manifold under the master bathroom sink. Cost me $300. Once you have one leak, you WILL have another at some point on the same line. If a reroute is an option, do that.

                      I have access to a FLIR camera from work and used it to confirm the hotspot.

                        It’s essentially a high tech microphone that they walk around with headphones on, listening for the leak. They put the probe on your floor in various spots and it picks up the sound of bubbles and vibration coming from the spot of the leak. They can pinpoint the leak when they find where the noise is the loudest. Once found, the noise decreases quite a bit even when you move only a few feet.

                        I believe I paid like $150 for them to come out and locate the leak. Others will do it for ~$75 but they use a different method and it’s not nearly as accurate.

                          Why have it if you aren't going to use it? Sounds like your situation is exactly what insurance is intended for. Hopefully it's not too bad.

                            I don’t think it will cost more than my deductible to repair, hopefully. I’ve never had good luck with plumbers. Called one this morning and left voicemail, no call back. Will be busy tomorrow, will start calling others Wednesday.

                              So far it’s not met deductible yet. $475 for leak location, $1500 for plumber to re-route line through attic. Just waiting on drywall/painter now.
