      Either high fence it or sell it & buy 2-3 times more land in E or SE Oklahoma.

        I used to hunt a 100 acre spot that had 3 sides public land and 1 side was a private hay field. Turned out to be a great sanctuary for the deer when the public land got pressured. Saw deer every sit and it was not high fenced.

          My concern wouldn't be that the deer might get shot, but more what having those neighbors backing up to my large property might bring. IE: trespassers. I'd leave it low fence, clean up the area that will border your new neighbors and keep some cameras out there to keep an eye on things. Also, while houses are being built and all that, you might have people take advantage of land they know no one currently lives or hunts on and they may wander onto your property.

          Deer will be deer. No need to high fence it.

                              Definetly has that tranquility we love there. The issue is the the guys looking for a 2,400 acre ranch don't want to be around those guys. So we think we either have to sell at a discount to a developer, or high fence and then you can easily find a buyer.

                                No reason to build a fence until you start seeing the numbers or quality go down.

                                Just because there's smaller tracks around you doesn't mean every place is going to shoot it up. Even if they do start dividing it up how long before people are actually out there using and hunting the land. My guess would be 3-5+ years. Half the people buying these small tracts have big dreams, but will sell out before building anything.
