I did 150 acres in wildlife. Here is a link that gives more detail to the exemption.

Here is a link to the exemption form for the county

Same here. I have had one in 3 counties and as long as you do what you say you will, no issues at. We had the tpwd county biologist help us draw up the plan. Some will do it for you and you just tweak what you want to if any. Very easy process.

Invite your local wildlife biologist out to your place and spend an afternoon cruising around and talking. Will give you direction, advice and lots of assistance.

with 500 acres... that is alot for wild life exemption. as said before. Need to have a chat with your county CAD folks. you may want to put "X" amount of acres in wildlife and "X" amount in AG. Lease out the AG part and do your own part for the wildlife.

I wasn't there for the ride but "we" just did this. Doing what we do to keep up with the land and deer hunt it's going to be a breeze to swap ag to wildlife... so I'm told.

You have to have your plan to the CAD by April 1st. TP&W biologist helped me with mine.

Wildlife management is just a qualifying use to maintain the ag valuation. You never leave ag, so there is no conversion.

What are the downsides to wildlife exemption over ag exemption (if any)?

Maybe just a little more paperwork (annual report) but that's it. Not difficult at all.

Another slight misconception is that the actual requirements really cannot vary by county. The minimum acreage required (only if the property is reduced in size relative to the previous tax year) does vary by county, but is not arbitrary; it's based on a formula that incorporates county density and property size. But, a minimum acreage only applies if a property has been reduced in size. The requirements are that a property must be currently in ag, and you must perform a management activity in 3 of the 7 different categories. That does not vary by county, and can't (legislatively-mandated). A county can be less restrictive (for example not requiring an annual report or waiving the 'currently in ag' requirement), but not more restrictive. So, the actual 'requirements' do not vary by county.

No sales tax exemption for wildlife valuation? The sales tax savings on the ag exemption is a bonus.

Super easy in mills county. Go see Cody at the tax office. She explained it all to us. It might be a little bit more paperwork but nothing excessive.

you loose your sales tax expemption

went from ag to wildlife 4 years ago on 25 acres. Very simple process each year with the filing. There are folks who specialize in helping you set up the initial filing in your county - overall very happy with the wildlife exemption
