I know the answers will vary, and I will try to give as much detail as I can, but I want to know what you would pay for 1.27 acres in Kansas? (yes you read that right)
This piece of property can be bought, but It's not currently listed. I've already offered $5k plus closing costs and they didn't want to mess with it at that price.
I know for a fact, there is a 145-150" ten ptr on it right now (have him on my camera), and there was a 195" killed on the adjacent property in 2020. (awesome genetics for this area). The 1.27 acres backs up to 1,500 hundred acres of woods, with great neighbors who hunt and manage it right. On the other side of the 1.27 acres is an 400 acre bean field that gets planted every year. It also has a major creek funneling through the middle of the 1.27 acres that connects to a major river system about a mile away.... I wouldn't hesitate to say that 9/10 years, you would have a 145" or better on camera to hunt. And yes I know it's tiny, but the neighbors won't have any issue with you blood trailing a deer if he jumps the fence.
