    What Am I In For If I Lease?

    I have never leased land for hunting before but am considering it if I can find it within an hour of South Tarrant County. My Q for you guys is, what am I in for? What should I watch out for and what should I expect if I lease?

    IMO.....that close to the Metroplex, you will probably be in for an insanely high leasing fee and/or relatively low deer density. Don't lease anything through Craigslist. Give yourself another 50-100 miles that direction and I think your opportunities will be greater. Try to lease directly with the landowner or join an established group; NO BROKERS. Good luck

            This man speaks the truth - I've found that to be the case in the 3 decades I've been leasing west of Ft Worth. Within 3 hours of town most of what is available for lease is tracts of a section or less. (often a lot less) There are larger well-managed places here and there but they real expensive. As to other things to watch out for, I've quit a lease or two because of a lack of deer but I've left more because of a difficult/unreasonable landowner or drama from jackwagon leasemates. Do your best to get that straight first.

            Much of it is managing your expectations and deciding what you want to get out of it. I'm at the point where I'm happy with having a place to go that's fairly close, comfortable facilities and good dudes to hang with. I still want to kill deer/pigs/turkeys of course but the other stuff is now just as important.

                  Roger that Mike- you know me a little bit and I'm not really a dramatic guy... my biggest concern with a lease is that I end up in a hunting/business deal with someone who has nothing better to do than cause trouble.... I guess that's why all the old-timers I know who have a lease kept a tight circle for years with their group... saves a lot of stress.

                  I may end up just doing day leases... the trophy deer rates and exotic rates can be outlandish but maybe I can just hunt the non-trophies and skip the hassle... thanks again for the input fellas.

                    Found my deer lease on TBH in 2006. I personally will not leave unless we as a group lose it or if some unforeseen circumstance happens. Don't let the naysayers discourage you. Not saying they are wrong at all. Just saying your experience could end up being totally different.

                        I have seen some package hunt drama stories here

                        Join an established small lease with trusted friends or friends of friends.
                        If a track is suddenly available for lease, there is a reason
                        Once in a blue moon you might find a decent open lease , but beware
                        If the last group quit or got kicked off.

                          Plenty of fun. When you've got golf tournaments and dance competitions every weekend with the kids, leases aren't a great bang for the "buck" anymore.

                          There will be another day later in life....maybe a place to take the grandkids one day.
