I built our house we currently live in. We have had multiple offers to buy our place. We have turned down all offers for a few reasons. One being not sure where we would go. Second and most importantly is I ran new budget numbers to build same house again. We built it exactly two years ago for $234 a sqft. To do it again today all the same $385 a sqft. I also built it in 6 months start to finish. Not sure i could build it in a year with all issues going on now.

It is very nice and over the top but holy smokes, something has to give sooner or later.
We bought almost two years ago before I retired. NO WAY in you know where could we buy on our street now. It is just absolutely crazy but the stuff gets bought up in just days for most of the places.

I love these threads. There are just way too many variables on the word “custom” to factor in average cost.
We finally moved into our home on our land in July of last year after almost a full year being built. Custom home builder, line item by item, hard cost construction. We did NOT go Cost Plus but instead had very friendly “allowance option choices”. This basically allowed us to ultimately over spend in some areas and make up for that by coming in under in other areas. We were also lucky and got in before things got stupid crazy. We already owned the land, had electric, water and septic on site and still spent right at $150 a sq ft. There is absolutely NO WAY we could build this house today for less than $200 sq ft.

I am glad I am set up for our rep home already. Mercy I would think things would have to give soon. The talk going around about the raising of interest rates isn’t going to help maters either. Some of the prices on barndo y’all are quoting is up there also. The savings aren’t there any longer if they ever were.

I dont know for sure because I haven't ran my numbers lately. We just finished up a 4800sq ft custom home and it cost me $203 per ft under AC. We did high end finishes.
Talking with builder, we know for fact lumber package would cost an extra $120k, he said it would easily cost another 200k for interior finishes. So in reality it would be around $270-280 per foot in air conditioning. This is in North Texas.
