    Another how much for this lease

    Hi,

    I got a lead on 125 acres in Jim Hogg, outside Hebbronville.
    I haven't seen the place yet, but it hasn't been hunting in a while, no feeders, blinds or electricity. Any idea how much to start the negotiations?.

    I've only seen 2 types of pasture in that area. Some too thick for wets to walk thru and some with wets walking thru. The closer to the rr tracks the worse it is.

      Without knowing what the acreage consists of, anything posted here is just a wild guess. Go look at it, scout around and use your best judgment.

        Be very cautious of that place. Much of that area is shot completely out.

          Will owners family be allowed to hunt? Some places that “haven’t been hunted in a while” become very attractive to the potlickers in the family after you enhance it for them with your sweat and money. Ask me how I know. I’ve hunted down there and owners kids would come in with all the buddies when nobody was down there. I found another place that was wanting 2 bow hunters only on the whole place. 400 acres. I asked the owner on the phone who all hunts it. He said nobody. I asked what kind of deer I could expect to see and he slipped up and said his son killed a big 10 last year. I said thankyou and hung up. Pretty typical from that area. But that’s just my experience. Could be a sleeper. Good luck sir.

            There’s probably a good reason why it hasn’t been hunted in a while. From what I’ve always heard about that area is, somebody has been hunting. Poachers!

              Surely it's worth checking into. If you have large neighbors that would helpful.

                Thanks for the input. I’ll check it soon. It will be just for me to hunt, but I’ll have to keep an eye for poachers. The family owns a much larger area near by that is leased.

                  I hope it all works out for you but if you're looking for a property that the owners didn't allow their family to hunt and saved it just for you, I think your gonna be disappointed,wish ya the best ,be safe and blessed

                    I saw an ad on Craigslist the other day they wanted about 30 an acre near agua Nueva which is south of hebbeonville
