    Katy Tx 411 needed please...

My son is wrapping up his masters & is highly considering an opportunity in Katy. Can those of you in the area give some insight to the cost of living / apartment / rental & other unknown day to day costs to evaluate the offer he's been given??

All advice regarding the area or suggestions he needs to consider are much appreciated.

    Gracias!!

I live in Katy, and it has gone up like all places here recently. I can't speak to rent as I haven't rented in over 14 years, but the other costs of living here aren't bad. I would say it is on par with any other place in Texas.

It’s cheaper to buy/rent on the north side of I-10. You can rent a house for $2,500 on up in the Katy area, I’m not exactly sure what apartments are going for but, I don’t think they’re much lower. Groceries/fuel are slightly cheaper on the north side of I-10, away from Cinco area.

If he’s looking for apartments, have him check here:

Pet-friendly community that offers one, two, and three bedroom homes for rent in Katy, TX. Amenities include an in-home washer and dryer, a pool, walk-in closets, an outdoor fireplace with lounge seating, hardwood floors, a clubhouse, and built-in niches and bookcases.

A friend of mine that transferred to the area from Florida for 6 months in order to set up a new warehouse for his company lived there. They were pretty nice as I recall, gated with decent amenities.

That has been 5 years ago though.

It’s crazy right now. Not sure of apartment rents, but my taxable value has gained $150k in the 6 years we have been here. Have friends looking for houses that are offering 50-60k over ask and missing out. Never seen this before. And traffic is just a given now. South side of 99 is a parking lot any time of day. Can’t touch a new house for sun $300k anywhere around that I know of. Not even sure of a older home for that much. Unless it is something you really don’t want to live in.

“Katy” encompasses a very large area. Where at or what general location will he be working at? Will he be driving into the same office daily? There are a TON of areas he can live within driving distance that are more economical than Katy City Limits.

This. He can have a 30 minute commute that's 4 miles or 29.

No problem at all. Regardless of the crime increases reported in “Houston”, the suburbs are still very safe. You have to realize that the “Houston Area” encompasses a area the size of some small countries with a population far exceeding 8 million people. I grew up in Katy and live/work 25 miles from there now and am very familiar with the area. Depending on his interests, there’s something for everyone in the area.

I used to live in Katy in the early 2000's and just recently moved back. Apartments and rental homes are leasing for about $1 per square foot. There are plenty of both and most don't sit around long on the market. There are what I call 2 areas of Katy. "Old" Katy, that is the original city of Katy proper and then "New" Katy which is all of the unincorporated areas around Katy that have a Katy, TX address. Neither is better or worse than the other. Generally, anything south of I-10 is older communities and north is newer. West of 99 tollway is blowing up with new apartments and subdivisions. I HIGHLY recommend finding something that provides easy access to 99 & I-10. There really aren't any areas out here that I would recommend NOT renting/buying in. Crime stats are available all over the internet.
