Ive got a lead on a small place (160 acres) that's about 10 miles east of Childress and 5 miles north of 287. Has a small canyon running thru the middle of if with lots of trees and brush. Rest is scattered trees and open. No cattle on it in years. Can anyone help with whats to be expected in this area?

Hows the hunting east of Childress?

I’ve got a place just west of Childress. Places can be hit or miss. That acreage (160) is very small for that area. Just a one person lease (I hope)??
Take note of if there are lots of deer stands on neighboring places. Lots of campers on neighboring places (too many hunters)?? Wheat fields?? Water??
That will be a one buck county, and with mule deer antler restrictions, the chances for a mule deer buck MAY be limited as well.
MIGHT be a good little place, for one guy, or may just be a clapped out quarter section in the middle of other overhunted places..
If this is through a “broker”, be careful...

If just you, and it’s owned by a friend’s mom, that’s a good start. On such a small place, I’d start feeding soon, rather than waiting until Aug/Sep to get set up.
Turkey can be REALLY spotty out there. I’ll see groups of 10-20, then won’t see ANY for months. I’ve got decent water on and around my place, and rarely ever see them during deer season. Hogs should be relatively plentiful. Not enough/any squirrels (usually) to cause your feeders a problem, but the raccoons will make up for it.
If you don’t have wheat nearby, and/or only minimal mule deer population, you might try some alfalfa bales in your feeder pen. The whitetail won’t touch it, but the mule deer LOVE it.
The Plaza Restaurant in Childress always has reliable good Mexican food, and Top Notch has good BBQ. Childress Pawn/Gun has a decent selection of guns/ammo, and the owner is a really nice guy. Lott’s True Value has the best selection of corn/protein/feeder supplies, and the United grocery has corn out front, if you want to avoid wasting time at Walmart or Tractor Supply.
Oh, and the Wellington Ritz (movie theatre up the road in Wellington), is a REALLY nice old theatre. Cool place to see a movie, and they occasionally have some big name “older” country music acts, there. (In case you need to entertain wife/kids some night).
