    New Lease

    Whats up GS.
    i have the opportunity to join a lease in the Wichita Falls area. Im having a hard time justifying the price. They are wanting 5K per spot! It is 5K acres with 10 hunters on it.
    This is $2,500 more then any lease I have ever paid for.

    Pros: Mostly family (bros, pops, bro-in-laws) on the lease with a few close friends of family. For most part no rules in regards to guest and all family welcome. 1 1/2 hrs from the house which means more time to hunt and take family out (right now my lease is 3 hours and i got out there twice this year bc of my young kids and how crap rules for guest and family). Unbelievable duck hunting. good fishing. electric/water. Killing mid 30s-upper 40s deer with apparently some studs seen (we are lucky to kill a 130 in Mills county)

    Cons: NO facilities. I will have to buy a camper (huge expense considering how much folks want now days). 1 Buck county. No turkeys.

    I have been hunting separate from my family due to price because i feel that 5k is out rages to pay for a deer lease (considering i pay $1500 in Mills County for 2K acres with facilities)

    So main question is, for that area is that way to much coin for that lease? Or is that what folks are paying these days? I'm still on the fence and need some help on which side to jump on.

    To be able to bring my family to hunt with me compared to not being able to if that is how your current lease is set up would make it worth it to me.

          Totally misread your post the first time. I thought your 1500 dollar lease had the ducks and big deer. You need to do what is best for you but this lease while more expensive gets you outdoors more often, able to shoot bigger deer, and allows for more family time. Quick question, you mentioned this 5k lease is guest and family friendly. Why don't you just tag along as a guest? Maybe you don't kill anything but let your kiddos get to hunt for doe, hogs, and cull bucks while hanging with family. See if you really like the property for a season before jumping in? Plus keep your existing lease at 1500.

              For $5K, I would expect exotics and certainly NOT a 1 buck county. That will make for some very expensive meat.
              If you are in Mansfield, Wichita Falls is a lot more than 1.5 hours away.

                i have tagged along a couple times and took the kids. Just tough as they all stay in trailers and i have to wait till some arent there to borrow their facilities. Little guilt too when being a "guest" and bringing other "guest"
                My daughter is eating up with the hunting and wants to go every weekend with her cousins. But i just cant do that without beds to stay in..

                      would love to buy two spots on my deer lease. But of course this group has been on it for 25 years and nothing opens. i was lucky to get on because of my boss. and if anyone gets off, pretty sure i would be low man on totem pole to snag the spot.

                          Buy a nice tent if your concerned about a campers price. Cots with memory foam toppers heater ac nice airmatress. You’ll be out 2-3k going that route and still be really comfortable if you go all out vs 5-20k on a used camper that breaks

                            That makes sense and I understand. You don't want to be a freeloader. It sounded like most of the other lease members on this lease were your Dad, brothers, and brother in law so I don't necessarily view your kiddos (their grandkids and niece/nephews) as other guests but I get the point as well. Tough situation you are in
