    Building Duplex/Multi-family for investment

    Had anyone built a duplex or multi-family townhouse for an investment property? I have a 1 ac section of my property that is next to the road and it’s just an outlier piece sticking out that is only good for mowing.

    Thought about building 1 or 2 duplex’s/townhouses. Can you expect about the same build cost/SF for a duplex as a regular home?

    My neighbor builds them for a living. He buys raw land, develops, builds, and sells them.

    The cost is roughly the same as single family. The problem is with city/county regulations.

    It has taken him 3 years in Guadalupe county to get all the approvals required for one project that was already zoned for duplexes.

      I would think long and hard and about building a multi family residence on a property you are living on. I own multiple rentals and wouldn’t want to live on the same property as the tenants. I got where it won’t manage them due to dealing with things that come up, and that is being a phone call away. I can’t imagine the visits you’d get when living a short walk away
      To answer your question, the building cost is the same.

        I already have 2 single family rentals on my property. This would be about 3/4 mile from my house.

          On 1 ac build a quadplex. By the time you make room for parking there will be little grass to maintain

            Building to sale may be the way to go but rental properties have taken on an entirely different landscape since covid. I would think real hard with all the giveaways these days before acquiring rental units.

              Move in a couple used portable classrooms and finish them out for a quadplex. Good money in return.
