    Land south of Freer, Tx

    I have an opportunity to purchase about 90 acres south of Freer off of 339 about 7 miles south of 16/339. What trouble am i getting myself into? I know that's an open ended question. I know there's illegals that'll more than likely cross through and we've all heard of the poachers in that area. How much of that talk is just talk and how much is the real real?

    Don't know about recent times, but when I last hunted down there, it was a way of life. From what I have seen driving through the area, a few years ago, I would bet, it's just the norm now days. It really probably depends on the location. Some places are probably more risky to try and poach than others. I can guarantee when they find a place that they find out the land owners don't make it out very often and don't lease it out, they will make use of it.

        You could possibly see a Javalina... but I'd even doubt that.

          Pass on it, I leased a 300 acre piece in the same area and deer were few and far between. Most sits I’d see nothing, never saw a mature buck.

            Call the county biologist and the game wardens (I’m assuming the property is in Duval County). Ask them about potential issues and questions about the area you are considering. They’ll tell you what they know.

            That’s what I did for our recent purchase of land NE of Freer. Our little place has lots of game and so far, no trespassing issues.

            The game wardens have worked hard to minimize the issues that used to be commonplace down that way.

              Lots of that land was big ranches cut up into smaller tracts. Then divided again.
              I wouldn't expect to see much due to past poaching and everyone thinking they have a "ranch" and letting all their friends and family shoot deer on their small places.

              On the good side, not as much illegal traffic as if you where on the west side of 16, but I'd still expect you to have some.

                Over hunted and shot out is what would be my main concern.
                Chances are there are other properties around you of about equal in size and have long been used to fill freezers of large families.

                    Illegals are the least of your worries in that area.

                    Locals hunt those areas 365 days a year and the deer population suffers. Unless you’re adjacent to a large place and you want this land for hunting, I personally wouldn’t even consider it.

                      90 acres is a good size tract.
                      depends on your neighbors though. if you are in the middle of a bunch of 10 to 30 acre tracts, well it is what it is.
                      however, with land prices going out the roof...I would consider it even as an investment.

                      What part of Texas doesn't have criminals or poachers? Let me answer. All of Texas has criminals and poachers.

                      If it is a good deal - less than $2000 an acre - I'd really consider it. I just recently bought property down there and the appraisal was $2300 an acre.

                          Buy what you like and enjoy it.
                          Put a couple connix boxes together and build a roof between them, that way you can lock your stuff up when your gone and have shade when you are there in the summer.

                              Everywhere has some poaching. Not many places rival poaching in duval/Jim wells counties.


                              If hunting is THE reason someone’s looking for land, you’re better off leasing by a mile. Investment property… better off buying a rental house and generating revenue while it appreciates. 90 acres really isn’t that much land to support hunting in that area. Typical density might be a deer for 15 acres, so 90 acres will support 6 deer. If you shoot more than a deer per year and your neighbors are as well, we’ll… duval county is what you’re left with.
