    Hypothetical West Texas Lease Feedback Needed

    Considering opening up about 110 acres in west Texas for maybe 3-4 Bow hunters.

    Here’s my thoughts…. give me your feedback on what you’d be willing to pay and if I’m on track or off. I know it’s a small property.

    Fall Lease near rock springs. Archery season through January.
    1 WT Buck (mature trophy 4yo+ or cull)
    2 Does

    1 Axis Buck or other Exotic can substitute if something interested pops by.
    1 Axis Doe

    Turkey, javelina, coyotes on the house. Unlimited hogs.

    2 brand new bow blinds, 1 rifle blind, and a couple tripods already set up over feeders. Don’t have to bring your own equipment. But will need to schedule and share set ups appropriately.

    Bow only but could make some concessions for younger shooters in the rifle blind.

    4 RV pad sites and a couple containers for storage.

    Great trail system.

    Guests welcome with approval, but they shoot off your quota or they can reach out directly to me for one off hunt/animal prices.

    Professionally ran. Family atmosphere. I will still be hunting it occasionally and expect it to be able to bring my kids out.


    Here’s the thought: $5k annually and we all share/split the cost of corn and feed.

    Questions:

    1. Am I asking too much for a small property?
    2. How many hunters are too many hunters? 3? 4?
    3. Deer quotas appropriate for the price?

    What else? If you had 4-5k and where looking for a lease would you jump on this?

      Personally with that small of a property (without knowing trophy potential), I wouldn't be interested if more than 2 hunters were on it. And I say that sparingly because I would be more interested in exclusive hunting rights and the ability to bring a guest when drsired.

          My thoughts

          I wouldn’t touch it with a ten foot pole. 100 acres with 4-5 people, guests, and kids hunting? Almost $200/acre? Maybe I read it wrong.

              Sounds like it would be a great setup. The cost would be high for me to justify but you may have some takers at $4000 each. If it was year-round it may draw more attention as well. Make the decisions that are right for you and your Family. That’s what should matter most.

                I would not. The fact the you and your kids will be hunting is a deal killer even if tfe price was lower. If I was you, I would just sell a couple hunts if you have the animals.

                  The, " I will be expected to hunt it occasionally with my kids" would lose me right away.

                  Example, I hunt 2500 acres, yr round access, deer , turkey, pigs all yr, night hunt, whatever we want, 4 hunters, camp house, water, electric no other hunters. We do have to pay an extra fee if we shoot an Aoudad.

                  We pay 7K yr

                    At that price and you still wanting access, you'll need to drop it to 1 hunter. I've had good luck leasing out exclusive long weekends on a similar property.

                        where about in Edwards county is the place located, it's a pretty diverse area?

                        I think the number of deer per hunter is ok but maybe 1 doe instead of 2.

                        how many feeders and what kind besides corn?

                        I think your price is spot on due to exotic opportunities.

                          We are about to put up a small 65 acre place for a single bowhunter that is out of state but has a true shot at a regular 200 plus inch deer for alot less.

                            These are the things I needed to hear. Great feedback. Also appreciate the grace in the feedback as this is the first time I’m putting all these thoughts together.

                            Sounds like the personal hunting, price, and number of hunters are the big humps.

                            3k-4K range and no more than 3 hunters make more sense? My thoughts was that on a bow only place, you could squeeze another hunter or two in.

                            Also I figured most folks would pay 3k for a good axis buck hunt, here youd get seasonal access plus white tail and all the other stuff for just alittle more.
