Grass seed question please

419 is not very hardy at all. Its used a lot on athletic playing surfaces and has to be kept really short and watered heavily. The buffalo grass would be good for what you are looking for.

Is your house newish construction?

You could also have horrible soil. Before you seed, spread out a thick layer of compost and top soil. It will hold moisture and nutrients for new seeds.
