That’s not unusual. It depends on how the lease is ran as to whether it is good or bad. Any lease any where that has more than one hunter has the possibility of having problems. It all depends on the type of people on it. As stated earlier after the first few weeks the numbers drop drastically. Ask plenty of questions. Do they have any management goals? What are your expectations? Do you know anyone else on the lease? I would guess that with that many people that there would be assigned areas. That’s not necessarily a bad thing. It’s very easy to find a spot you like and not realize that someone else is only a few hundred yards away. As with most everything there are good ones and bad ones. Get some names of other hunters on the lease and talk to them. Get pictures of some of the deer that have been killed. I hope it works out for you. I would not be scared away based on the numbers you have given.

was on a 9k Angelina river bottom lease..30 members..Best lease I was ever on..BOW only all of DEER season...In off season you could use Guns small game and HOGS. Had plenty of Fair Rules that were Followed..if not you were GONE...We had 2 work w/e a year..you were required to be there for 1..and if not Fined $100 bucks and that money would go into food plot seed fund..(it was not held against member)

50 egos and personalities and their family on one property with what I would assume would be one lease manager, would be a nightmare of complaints and folks stepping on each other’s toes on the way to and from the blind.... and during the hunt. With that many folks you are gonna have you inconsiderate selfish bastages that ruin a many a good folks hunts just doing what they don’t know any better is wrong... add in a rifle in everybody’s hand opening day and what a CF. New folks probably get the spot by camp where the other 49 ATVs zoom by in the morning and the party happened. .

If the price is right it may be worth a year trial. As already stated the potential issue lies in the people, not the deer. Is everyone going to stay in their own area and leave yours alone? Do all 50 people have a party at deer camp the night before opening morning?
If it looks okay I’d definitely give it a try but wouldn’t be surprised if it comes with plenty of caveats.

Smart, you need to go on the Attoyac Hunt Club on hwy 7 out of Nac and ask some people how it is run! Not many will agree with you. 16000 plus plus about 100 members. One manager and 5 assistance, very few issues. They have a good set of rules and don't put up with any B.S.
Not all E.TX. leases are run the same. This could be the exception.

With 50 members there will be cliques. One will out number the others and set the tone for how the lease will operate.
For example, I was on a lease with 30 members, and the big clique decided that everyone was putting out to much corn. So a vote was placed and no corn that year. Oddly enough those folks had the needed equipment to put in really nice food plots.
15,000 acres is a lot, but know going in there may be rules you don't care for or new rules created by the group setting the tone.
If the price is reasonable and you don't have other options, take the chance and see if you like it.
Oh, and the following year, we reverse the no corn policy.

I was on one near Broadus. Wish I still was. We had a lease manager and board members. If anyone had a problem they could go to any board member and make a complaint. The board and manager would have meetings to discuss any problems. Each member in the lease had roughly 100 acres that was their place to hunt. We never really had any problems.
