regardless of a contract... a year to year deal is the reality of all deer leases.
people who think they have some overwhelming authority over the landowners are just lying to themselves.
You're not wrong I've just been **** on by Landowners by getting promised at least three years by "verbal" contract then booted promptly after 15k in improvements. I hunt 100% public these days and enjoy it way more. Good luck to the OP finding the right fellers for this lease. You're right landowners word was about worth the dog feces I've been trying to get off my boot. I no longer carry any expectation when it comes to peoples word.
Im sorry to all of those who have problem for not posting the price. Trust me when I say, if I did, i would have every tom, ****, and harry PM me wanting a spot. I've been burned before by friends and other guys and I'm wanting to talk to you man to man before money is discussed. I am a cheap person and will spend money for hunting but i am more interested in hearing your voice making my decision. I learned long ago how to pick up on BS real quick and right now in this world, people are more interested in getting one over on you then being an good person. Fifths lease can happen, it has the potential to be great but i want great people along side me to make it happen.

I know man I know. I have been looking everywhere for Hill country but to no avail. Whose to say one won't show up soon. I hunted down in batesville a while back and that red dirt got me all stirred up about south texas again
Sounds like a great place that will be run correctly. If I didn't have a place in Kansas (and wasn't outside your age limits, lol) I'd be giving you a call. Good luck with the place and post up some of those big STX bucks next year.
