The land has had the timber harvested, and most feedback is that buyers don’t want to see the brush and log piles. Going to commence shear/rake/burning soon, to remedy that.
I'm in the same boat. Had my land cut in January and logs are everywhere. Going to pile em up and have a big ol' burn after deer season.

most want them to have at least a 6 month payment history of on time payments and they want a better interest rate than 5%. i get offers on mine all the time and they are higher than 5% interest for sure and under 90% note balance. i have bought a few notes but they were steeply discounted because the interest rate was 5%. either raise the down payment or the interest unless you are just being generous

Hope you've got your dozer guy under contract already. All I could find for dozer work was booked up 8 weeks ahead.

Does anyone have any advice/experience with owner financing and then selling the land note?
I provide financing for farm and ranch real estate. I might be able to help your buyer out in obtaining a loan. I also might be able to help you out if you are interested for the purchase of your new property. Let me know if I can help at all.
