If you see last pic. The property does run down hill. Oaks and Elms are a couple hundred feet away.
Thanks

also it is not as fast acting as Roundup - takes 5-6 days before you see it affecting the existing weeds -

About the only thing that'll get everything is the 2 listed above, ecomazapyr and pramitol. Bad thing is will run being it stays in the soil. Don't put it under the drip line of a tree or near any grass you want to keep.
About the safest thing I can think of is something with the active ingredient pendimethalin. Ive used a lot of pendulum 3.3
That is a good safe pre emergent thatll take care of weeds and most annual grasses as well as johnson and sandbur.
You'll need to tank mix with glyphosate.
All you'll need to touch up is the perennial grasses that pop up with the glyphosate every now and then.
There is better stuff but its high dollar. I have a side spraying business so I've ran a bunch of products.

I'm sure most of the other products mentioned will do an excellent job. But as mentioned, be EXTREMELY CAUTIOUS if you have desirable trees, shrubs, or grass that you do not want to kill. I had a neighbor a few houses down who had a local landscape company do something to his lawn and it killed EVERYTHING, including several live oaks that were 20+ years old. They've replanted several mature trees in efforts to correct it and many of them have died as well.
Don't spray on windy days and be sure to wear long pants and closed toe shoes/boots.Last edited by Plain Lucky; 09-14-2020, 07:41 PM.
