    Survey-Land Purchase Question

    What all is involved when “breaking” up a parcel of land besides a survey? Might buy some land off of my buddy and was looking at cost involved. Looks like 3 acres of a 17 acre piece of property.

        Survey is more expensive if pulling out acreage out of a bigger piece vs the whole thing...that's all I know.

          They will have to survey the 17 acres first then survey off what your buying. As mentioned, I recommended to get a title policy As well. If it’s not retained by the seller the minerals (if there are any with the property) will Convey to the buyer.

            Also as an aside make sure the parcel you are buying is large enough for your intended purpose. Ex many counties have acreage requirements to drill a well make sure you have enough acreage to get proper permits for wells septic etc

                I purchased 10ft of my neighbors property in Fort Worth and after everything was submitted to the city and replated, survey alone was 4K. You are probably looking at something similar in price, perhaps a bit more. Then title costs. I avoided those since the flipper was selling and title was run on the new replat so their title took care of it for us too.

                    If it’s in Montgomery county you will need 1-1/2 acre per livable structure on a well and septic and 1 acre per on public water.

                      I just refinance and cut 7 acres our of my 28.5 Survey was $1500. It had to be approved by the County.

                        You will need title work and depending on your county regulations, a tract that size may have to be platted.

                          In most counties, cutting out a smaller tract(10acres>), you will need to replat through the County. How much does that cost? Depends on the County.
