    Made it another year

    I called our land owner yesterday to find out how much I needed to send him for the 2020 deer season. I always dread making the call because you never know if you will get the dreaded "I am selling the place " or "a family member wants to start hunting the place" answer. I have been on 9 deer lease since 1984 and the longest one was being 9 years near Priddy and 3 others that were "Gar Holes" and we only stayed one year. I leased this place in 2017(Erath County) and he hasn`t gone up on the price at all. I am just grateful to have another year to be out in the woods and have an opportunity to enjoy the outdoors. I had a couple of nice deer show up on camera after the 2019 season was over so I am really looking forward to getting my feeder going and putting my camera out next weekend.

              I talked to him the week after the season in January of this year and told him I would take it again for the 2020 season, so I knew I was going to be hunting it again, but you never really know until you pay for the upcoming season. People can change their minds and do for all sorts of reason that are out of your control.

                That's why we make our first payment March 1st. We used to pay July 1st. but I told our land owner that we need to nail it down earlier so we could continue on with our protein without worrying about loosing the place. This year will make 20 years for us.

                  If it was me and he hasn't gone up and has been a good landowner to work with, I might throw in a little extra to say thank you and we appreciate you giving us the opportunity.

                    Wow 9 different lease, I believe I would just stop hunting and start fishing. That sounds volatile but maybe not? Congrats on saying on your present lease.

                      No, nothing volatile. I have found out over time that if a land owner says that he lost his hunters from the previous year, there is usually a reason. That reason is usually because it was overhunted or there just wasn`t many deer in the area. I was on 4 leases (over 36 years) for only 1 year because there just wasn`t many deer. We found out the hard way that when you have a "lease boss" who you pay the money to doesn`t pay the land owner....... You loose your lease. Our best lease was at Priddy(9years) and the land owner died and left it to the son who let us stay but he got cancer and died 2 years later and left it to his son who decided to let other family members hunt it. Appreciate it while you can.

                        ^^^this plus try to arrange a 3 year lease with increases on the contract anniversary . Give him a reason to lock it up. I suggest the increases so you don't get bumped off on price.
