    Thank you green screen... We got to an offer that we like... A little on the high side, but we felt it was reasonable, and we felt good population and cover was present. There are better deals out there, but I think this place will work and checks all boxes.

    Thank ALL OF YOU for your, guidance and counsel. I look forward to the day I have learned something and can help those new comers as you have helped me.

      I would also talk the landowner about you being able to provide security of sorts for the property, express interest in helping keep the fences up if he has them. If he has cattle and working pins, talk to him about you being able to keep the area clean etc.
      We used to lease 800 acres out for 12,000.00 per year. It was a year round lease and the guys that had it were there for 10 years or so before the property was split up. Offering to help to keep stuff clean and just being out there would be a plus to some landowners. Especially if the landowner lives away from the property. For us it worked good, the crew would let us know if they saw a fence that needed repair and various other things. Small things like that might go a long ways with the owner

          We have about 2600 acres. It is a good place. There is a 100 acres beside us that is thick, nasty never had cows and never been hunted. Doesn't even have a fence on one side. I would drop off our lease to lease that place. I would give them $30-$35 acre to hunt it.

              Welcome to Erath County. We have a tad bigger place we own. The deer are draining two 350 lb protien feeders every 2-weeks currently. We take it easy on the deer harvesting. Some decent deer in the area, with supplemental feeding and age.

                  All I can say is size don't matter but it can ..But tracking and finding a Kill that was shot well many time will mean going onto neighboring property and (that can Be a Problem)some neighbors can be real jerks..of course as well as hunter....So talk to them in advance....
                  Above is mainly a Bowhunter problem....Gun in general shorten there escape!

                  This is Just Heads up...Pre problem thoughts...

                    I think you need to remember to not disturb your hunting grounds anymore than necessary. I would trickle corn every time I went in or out. Can’t hurt.

                          More than market, but we like the place, county biologist had good things to say, land owner seems like a good person...we honestly tried to find something wrong with it and there isn't much.

                          I figure for $1,000 if I don't like the place I can start the search again. Plus I am not married to the off season as long as I can come early to set up feeders next year. Seems low risk. And it's not strangers I am sharing it with, it's family that I really enjoy their company.

                          Oh, and feeders and blinds are already set up. Just gotta make sure they run and fill em up.

                            We tried for the first 10 years to get it. No way no how!! It's alright, like a no enter zone and we get 50-60 deer a night coming out of it to our oats for free anyways. But its the mystery of the giant that never comes outta that place that makes us want it.
