    Roll up door and seeping water

    I'm at my wits' end.
    I have a roll up door that I can NOT keep water from seeping in. I've laid down a rather beefy weather strip, caulked literally everything and even stacked caulk to create a high point on the corners.

    The problem isn't rain. It's dew that settles on the door and then runs door the door and collects in the corners, which for some reason are the low points.

    Has anyone experienced this and have a solution? Will installing the brush type seals help with this?

      The missing caulk on the outside is where I flew into a rage and started yanking it off.

          brush seal kit on all sides of the door. Flash and caulk around the corners to push it out the door. Build a simple little 12-16" overhang above the door for better rain protection.

            It's the nature of the beast... Roll up doors are not designed to be a sealed door and cannot be "sealed". If you must have that, you will have to go with a panel or solid door...

              With the door not being recessed below the finished floor, it is going to be extremely difficult if not impossible to make it water tight.
