Lease Price Per Acre

What/Where is a good resource to determine per county/nearest town people are paying (or what it is worth) for deer lease per acre?

How much should this price increase/decrease with options such as year round access, multi species, electricity/water, etc.

Also curious what is the ratio of # of guns to acres? 1 hunter per hundred acres?

I hunt near Eldorado. 2800 acres, 10 guns. $3500 each. Lease is actually $2750 but we pay $3500 to include the amenities.
Year round, cabin and RV hookups. WiFi, cable, 60” TV, protein, liberal guest policy, 5 deer, opening weekend meals included, barn to store SxS, Community stands. We do not have pigs or exotics.
Lots of deer with avg buck being around 120. However, we do have some bruisers walking around. They’re just a little tougher to hunt
