    Metal roof and hail damage...

    For those in the know, how big a dent would make it necessary to replace a metal roof??

    It’s not the dents. It has to damage the integrity. Leaks, seams that will likely leak, or something along those lines

      Had my roof totaled by hail the size y’all had. As long as you didn’t sign a cosmetic release, dent size is not a factor. Even if you did sign, there’s a good possibility that screws were compromised by hailstones.

        It really depends on each policy, as mentioned do you have an exclusion for cosmetic damage. But if there dents along seams, damage to fasteners and or penetrations and ridge caps, you likely have a claim. Call a reputable roofer. Or just have an adjuster out.

          Personally, I am not worried about the cosmetic/appearance. I just don't want failure in the future that will hit me in the pocket book.

          It hasn't been to long but I am uncertain if I went with the cosmetic release. I will need to look at that. I am assuming that it would be listed on the policy somewhere.

            Why is a metal roof on a house any different than a car with hail damage?
            Not trying to stir the pot, just asking. If I owned a house with a metal roof I would want that part covered as well, wouldn’t want to see that damage on my house every day. Might be way to expensive to insure it.

                It's called insurance. Or how can we get you to pay as much as we can without paying a claim. Now anything that might happen is excluded.

                  They should give you the option..with or without cosmetic coverage. Obvioulsy with cosmetic costs more.

                    I was told flat out by my insurance agent (State Farm) that metal roofs have to have so many dents of a certain size in a square foot to be replaced. Otherwise it’s considered cosmetic and is no danger to and further structural damage.

                    As stated, you will need to have your insurance company or their adjuster look at it and more importantly read and know your policy limitations.

                      Yes, that’s true, and no different than composition shingles. But I can tell you from roofing experience if you can find damages like this, an adjuster will “work” to find the hail hits within the specified area.

                        At 3x the cost of a 30 yr composite shingle i wasn’t willing to take the risk.
