    Ask a lot of questions

Be careful when looking at new places to hunt and dealing with new people. Ask tons of questions. I was looking at new place, was told by the owner this certain piece of property was “mine” to hunt and the lease runs from March 1 to February 28/29 each year. I asked if I could walk entire property and the landowner gave me permission. As I was walking around, I came across 2 feeders with cameras and 2 blinds on the property. I asked landowner who owned the blinds and feeders. He said there are 2 other hunters on that property and I could only hunt the small, designated area he showed me personally the day before. The area has a lot of axis and I was told I could take 2 does per year. Then I asked if axis can be hunted year-round since there is no “official” season for axis. Even though it appeared to be an annual lease, he said, “axis may only be taken during whitetail season”. I then decided to pass on this place. If it sounds too good to be true, it probably is. Lesson learned.

Yep, me and my dad looked at a place and were about ready to pull the trigger, when i asked the landowner if there were many quail on the place. He said yes, but i have it leased for quail already. I asked, "after deer season?", and he said no, all quail season. How is that supposed to work? He said oh, its not an issue, guys walking all over the property with dogs doesn't bother the deer hunting at all. What a waste of 6 hrs of driving.
