Question about getting a home appraisal

My mother passed on 1/19 so I am in the process if getting her place ready to sell- going thru 40 years of accumulation. Will a realtor only come do an appraisal if they are the ones that it will be listed with? Also, if a place admittedly needs some work but no money to get everything done that will bring top dollar, can you find a realtor that will sell as is and not give me any static about what needs to be done. My mother was 90 when she passed and had been alone for the last 8-1/82 years, so some things had started to run down a little bit. It would be a massive and expensive job since there is a 3/2 modular home and seven different buildings on the property of various sizes.

The place has a lot of things going for it other than the work here and there that needs to be done- in the country, only about 16 miles from Nacogdoches and about 27 miles from Lufkin on a corner property with no neighbors (an not likely to ever get any), about five miles from a boat ramp on Sam Rayburn, and a closed store with a walk in cooler that just needs a compressor.

You are not committed to a realtor until you sign an agreement with them. Most will provide advice/opinions during your interview process.

Sorry to hear about your mother.
