Shoot the land from Conroe to Centerville cost double if not triple of what a house will cost you. I seen where a raw piece of 6 acres down by Alvin, nothing special just sold for 325.00

I built a home similar to that on some land down here in south Texas for about $72 a square foot. I already owned the land. Septic and a lot of dirt work included. I was lucky that I had electric poles running on my side of the property. AEP hooked it up and added a transformer and a pole running to my house at no cost. I also already had a water meter on the opposite end of my property so I trenched a water line all the way to the house site. Im sure prices in my area are way cheaper than where you are at.

If your drilling a well I’ve seen them from 6k to 25k depending on how deep. A local well company can tell you directly.
Septics start at around 6500.00 and go up
Electric depends on the length of run. Unincorporated land get with the local utility provider. Usually they will give you a new construction allowance to a certain amount. Usually 2500.00 credit if they have to add a transformer.
You’ll need to figure in road and culvert costs and any dirt work to get a buildable pad. For the house. Importing soil can get pricey.
A good builder should be able to give you a decent site evaluation. I would have one look at the lot before you purchase it. It will keep you from having a horrible surprise.
Ps. All the prices I gave you are close to cost. If the builder pays for them expect them to be marked up with margins.

Build in the boonies. It is cheaper. I have the price sheet for my build.
Septic- 8k
Hvac- 9 k
Septic-5.5k
Foundation-13.5k
Cabinets/Countertops- 14k
Electrical-9.5k
Those were the biggest expenses.
Where our fire place is they dug down about 6ft in a 10 ft triangle and had rebar everywhere.
1920 sp ft. living
1480 porches/Carport
Under $100 a sqft.

$125sq.ft You can do it a lot cheaper if you want to be the GC and sub it out......if the bank will loan you the money.
Buy your land out right, use it for collateral to secure the construction loan. Stock up on alcohol!
