      Mike, I agree with all the advice above. I like the idea of the kids bathroom being between their rooms. It helps break up the rooms and provides more privacy. I agree the mudroom seems pretty big. You could take some of that space and move your closet over with the master bath. No one wants to see you walk out of the shower and over to your closet across your room and you'll appreciate less steps. I agree with making the kids bathroom a little more narrow and long then tack on the kids closets behind the bathroom. This would allow you to add the hall for privacy off the living room since the closets won't be there and you wouldn't lose much living space in the living room. I hope that makes sense.

      You could probably make the office smaller bc we both know that wife of yours don't work much I kid about making the office smaller. You'll still need room for a gun safe in there.

        1. The dbl sink in the master is waste of $ (of no use). How can spouses benefit the use of separate sinks while occupying the same standing space? Standing on top of each other?

        2. The master bath size is disproportionate with the utility area and the commode needs it's own space to avoid living like a 5th wheel.

        3. Choose a std master tub or a mud set shower. One or the other. Corner tubs waste the most sq ft. M. bath layout can be improved many different ways.

        4. Window behind secondary headboard is awkward.

        5. Lack of any short hallways to secondary rooms and set up with secondary bath off the great room eliminates any possible sense of privacy. At least one of those 2 bedrooms should have private additional access to the bath. Are all guests expected to shower/bath and then walk through the great room by everyone else?

          Try looking at some basic plans to get the idea of room placements. This site shows several layout and sizes. This will give you an idea of simple plans and you can then tweak what ever you are wanting.

            My input is on the barn doors, i think they are great for looks and add character to a room however they have their downfalls as well. they offer less privacy and sound proofing. We have custom built sliders for our office, check out rebel rustic if you are close to the austin area.

              I'll vouch for Justin Spoiled TN boy. He did an incredible job on our house plans and made numerous suggestions that we didn't notice or think of.

                The above is good information. Check out the websites and pick out one that you both like. It doesn't need to be perfect, just close. Once drawn it can be modified and manipulated to satisfy any requirements.

                    Lots of great comments and advice have been given. I guess the biggest issue that jumps out at me immediately is the master bathroom layout. You will regret the positioning of those sinks and if you're trying to be space conscious, the corner tub doesn't accomplish that. I built custom homes for years and have seen some great floor plans, as well as some mistakes that were regretted after it was too late. You will appreciate a well laid out master bath down the road.

                      Thanks for all the input folks. Many have been in the plan than..... changed. This has a been an on going .... let’s call it a discussion for 3 years. As far as quest, they got to sleep in the barn. [emoji41]. We have a 40x40 metal building we are putting a shop-apartment in to love in while our house is being built.

                      I have forwarded her all y’all comments. She does not get concepts of size. I been on her *** to just get a floor plan any freakin floor plan then the price and go from there. I am praying she gets sticker shock and down sizes. There is no need for an office for one. Not even the mud room because 39 feet away across a breeze way is the shop with mud room and two 20x20 rooms finished out for apartment

                      We are almost building his and hers houses [emoji23]. And I am ok with that.
