1.) Is it possible to find out an approximate number that we would qualify for without running a hard inquiry on our credit report? We are not ready to buy within the next 30 days and we still have to sell our house. I will also have $14k in debt paid off by December, but we want to have a round about number to what we qualify for. We did this a couple of years ago and have a number from that time period, but we have both gotten significant raises in income and lowered our debt ratio since then.
2.) What mortgage lender do yall recommend for a land/construction loan? We are looking to buy a couple of acres and then build on it once our house is sold and we have paid off the aforementioned debt.
